Top 5 reasons people move out of my houses/apts. And yes, these situations are true.
1. This house is haunted.
2. Lose their job.
3. They have torn your house up so much they don't want to live there anymore.
4. They are going to jail for awhile and will be losing their government check.
5. One of their visitors had been shot in the front yard and they now fear for their life.

Two Police Cars, Six Kids , One Old Man
Gillespie PD called me at 11:30 pm. noise, cannabis, kids, alcohol in one of my apartments. Of course, no one would answer the door; so I drove 12 miles in the middle of the night making myself a moving target for all the deer on the road causing crashes....(it's that season) to let the police in. By then everything was quiet. I went right on in and asked Johnny what was going on, he replied," oh nothing". Long story short he was hiding the under age kids in the bedroom. Everyone was arrested and ticketed. I went home.
Fun while it lasted, I guess.

Pine Floor Fix
I had an idea a couple of weeks ago and I have used it twice since then. I refinish any pine floors that I have as opposed to carpeting. More times than not when the carpet is removed there will be a bad spot or worse yet a hole of size in the floor. In the past, we have searched high and low for pine boards in an attempt to match what was there. This has usually been expensive and the search delayed the entire project.
This time, I told the crew to cut a piece of plywood the proper size to fit down in the hole; level with the floor. We then sanded the patch right along with the pine floor. We then drew lines on the plywood with a brown marker matching lines up to the grooves in the pine floor. Then apply 3 coats of polyurethane over the whole floor.
The floor is solid, looks pretty good, didn't cost much and is pretty much indestructable. I suppose if you have a table saw; you could put little grooves in the plywood to match up with the pine floor.
I'm kind of proud of this idea and I am sure that I will fix my pine floors in this manner many more times!

Why?
After putting in 2 extra hours at the desk, waiting for 2 no-shows to bring in their rent; I head home. My thought process on the drive north goes like this.....Why am I doing this? Do I look forward to the start of every day? WHAT am I getting out of this? Frustration doesn't pay the bills. I have got to figure out how to have a happier life.
After talking with a friend; he says you are doing this to keep your mind active.
Oh thanks; now I know!

Lesson Learned Again!
After unloading the 3rd pick-up load of trash from vacated rental house. I had a brain storm. Why not charge a little more each month for trash pick-up?
Now that's a good idea!

Hmmmmmm
Yesterday my painter said that a toothless couple came to look at the house. On their way thru the front door, they asked him who owned the house. He told them that I did; they turned right around and walked back out the door. I guess I had rented to them before.
I wonder how much they owe me?
