It IS A Business

Landlording is a business and must be treated as a business.  If you can not make the decision to evict  and follow thru with the eviction when the rent is not paid; you will not be successful.   These are the reasons why:
  1. Once you let the tenant get by with a late payment or no payment; they will do it again.
  2. The longer you keep someone in a property  with no payment, the more damage they will do.
  3. The more damage that is done; the more money you will have to put back in the property to prepare for the next tenant.
  4. They will never get caught up.
I am speaking from experience.  Don't let the tenant determine the success or failure of your business.

Victimless Crime...Are You Sure!!

Not paying your rent is not a victimless crime.

I thought of this after watching a movie over the weekend.  "Piracy is not a victimless crime."  Posted right on the tv screen before the movie started.

Nobody cares.   However,I sure wish we could sink some stronger legal teeth on those that scam their landlords.  It would sure make my job a lot happier.

What Cabinets

What is out of place in this picture?  Oh, I see the cabinets are missing. The tenant removed them.


Not only are there no cabinets; I now have to paint the room.  WHY did they take the cabinets?  I wish I had a clue.  Just some every day fun of a landlord.

The Good, Bad, and The Ugly

I stopped writing my blog because I was having trouble thinking of positive things to write.  Then someone told me "I think that your should still write Ruth".  So here goes the good, bad, and the ugly of landlording.

Mayor calls, "Your house down on the corner, is surrounded by police cars, I don't know what is going on down there; but I thought that you should know."

Next day I find out that tenant's visitor had pulled a butcher knife on police officer, so officer pulled gun on visitor.  Now everybody is in jail.

What a mess!

WAKE UP!!!!

It's 11 pm, the phone is ringing. I am soundly sleeping. GPD is calling. John locked himself out of his apartment.  Can you come down (12 miles one-way) and unlock his apartment for him?

Just one of the perks of being a landlord.  Did I mention John was also drunk?

Reasons to move

Top 5 reasons people move out of my houses/apts.  And yes, these situations are true.


1.  This house is haunted.
2.  Lose their job.
3.  They have torn your house up so much they don't want to live there anymore.
4.  They are going to jail for awhile and will be losing their government check.
5. One of their visitors had been shot in the front yard and they now fear for their life.
